Please read these Terms and Conditions ("Terms") carefully before using the website https://hivehospitality.ae/ (the "Site") operated by Hive Hospitality ("us," "we," or "our"). Your access to and use of the Service is conditioned on your acceptance of and compliance with these Terms.

1. Services Provided

Hive Hospitality provides a platform for booking holiday home accommodations, concierge services (including restaurant reservations, yacht charters, and excursions), and property management solutions for landlords.

2. User Eligibility

By using this Site, you warrant that:

You are at least 21 years of age (required for booking holiday homes in Dubai).
You possess the legal authority to create a binding legal obligation.
All information supplied by you on this Site is true, accurate, current, and complete.

3. Bookings and Payments

Reservations: All bookings are subject to availability. A valid credit/debit card is required to guarantee a booking.
Pricing: Rates are quoted in UAE Dirhams (AED) unless otherwise stated. Prices are subject to "Tourism Dirham" fees and VAT as per UAE law.
Payment: Full payment is typically required prior to check-in. For certain promotional offers, 100% pre-payment may be required at the time of booking.
Currency: We accept payments online using Visa and MasterCard credit/debit cards in AED.

4. Cancellation and Refund Policy

Cancellation policies vary based on the season (High/Low) and the specific property or service booked:

Standard Policy: Specific timeframe for free cancellations will be provided at the time of booking.
No-Shows: Failure to arrive on the scheduled date without prior notice will result in the forfeiture of the full booking amount.
Refunds: Refunds will be done only through the Original Mode of Payment.

5. Guest Responsibilities & Conduct

Check-in: A valid Emirates ID or Passport is mandatory for all guests upon check-in, as per Dubai Tourism (DTCM) regulations.
Property Care: Guests are responsible for any damage caused to the property or its contents during their stay.
Prohibited Activities: Smoking (in non-smoking units), illegal substances, and excessive noise that disturbs neighbors are strictly prohibited and may lead to immediate eviction without refund.

6. Landlord & Property Management

Property owners entering into a management agreement with Hive Hospitality are subject to a separate "Management Agreement" which outlines specific terms regarding revenue splits, maintenance, and listing exclusivity.

7. Intellectual Property

The Site and its original content, features, and functionality are and will remain the exclusive property of Hive Hospitality and its licensors. You may not use our trademarks, logos, or content without express written permission.

8. Limitation of Liability

Hive Hospitality acts as a manager and facilitator. We shall not be held liable for:

Personal injury or loss of personal belongings during a stay or excursion.
Technical inaccuracies or typographical errors on the Site.
Service interruptions caused by third-party providers (e.g., utility companies or excursion operators).

9. Governing Law

These Terms shall be governed and construed in accordance with the laws of the United Arab Emirates and the Emirate of Dubai. Any disputes arising shall be subject to the exclusive jurisdiction of the courts of Dubai.

10. Office of Foreign Assets Control (OFAC) Sanctions

Hive Hospitality will NOT deal with or provide any services to individuals and companies owned or controlled by, or acting for or on behalf of, OFAC targeted countries AND individuals, groups, and entities, such as terrorists and narcotics traffickers designated under the OFAC programs that are not country-specific.
